It looks a little short, and definitely undermanned, to be an 18 Footer. There were a range of skiffs, from 12 footers up to 22 or 24 footers in 2 foot increments, sailing on the Harbour. Now, there are 12s, 14s, 16s and 18s.

I agree, far too small for an 18. Could even be a 6 footer. Robert Carter

" The Zephyr, the flyer of the 8-footers, is quiet [sic] a new departure in boat building, her dimensions being 8ft long by 8ft beam, making her as long as she is broad. Not the least interesting feature about her is that she is piloted by Miss Irene Pritchard, who is the first on the list to represent the gentle sex amongst the tiny squadron. In seven starts the Zephyr has gained no less than five victories, one second, and in the remaining event had the misfortune to "turn turtle." This small craft was built by the well-known firm of Messrs. Pritchard and Company, boatbuilders, of Leichhardt. "

If it is an 8 footer it is the length of a Manly Junior or Sabot. It is a ridiculous size for adult crew and that much sail..

There's some info on the family on page 97 of this 1995 journal about the graves in Kilculliheen, including that of Irene and her mother. The father was a coal merchant moving to Waterford in 1904. Grace's Guide gives a snapshot of the McCullagh business in 1914.

Originally inhabited by the Turrbal Aboriginal people, the area known as Enoggera was named from the misspelling of the Aboriginal word, Euoggera, meaning 'place of water' or 'place of breeze'. European settlement in the Enoggera area can be traced back to 1845. However, it was not until 1871 that the first school opened on Great Northern Road (now South Pine Road) to 26 students under the guidance of teacher, Mr John Chasely Towell. By the end of 1871, the average daily attendance at the school was 43 students. The school was a social pivot for the community—concerts, dances and meetings were held in the school building and the grounds used for Sunday School picnics. The original school building is now located at the Enoggera Memorial Hall. With the district population increasing rapidly and rising school enrolments, it was deemed necessary to construct a new school building.
